Choosing a Home Inspector

Most prospective home buyers looking to purchase a home, will ask the realtor for a recommended home inspector. Be sure your realtor provides you with several choices, so that you can do your research, ask questions, and make the best possible choice in a home inspector. We are here to answer any questions you may have and explain exactly what services we can offer you. Raptor Inspections takes pride in being an independent home inspection company, and providing professional, honest, and thorough home inspections. 

Included In A Home Inspection

Some of the key areas that are included in a home inspection, performed by a Raptor Inspections home inspector, are the roof system, electrical system, plumbing system, heating system, cooling system, insulation, ventilation, interior features, exterior features, and structural components.  A thermal imaging camera is used for revealing problems or conditions that may be in areas not visible to the naked eye. Some of these areas include under floor finishes, behind wall finishes, or problems hidden in the attic.

Our Home Inspection Report

Raptor Inspections offers one of the most well-written home inspection reports in the industry.  Many other home inspectors offer a basic on-site checklist type report.  Our home inspection reports are very detailed, yet easy to read and understand.  The report includes clear, high resolution, labeled photos, and helpful recommendations to make your decisions easier.  Thermal imaging (infrared thermography) photos are also included, if hidden defects are found during the home inspection.

The Home Inspection Process

  • We begin the inspection with the roof and inspect the roof surface, ventilation system, plumbing stacks, electrical service entry, chimney, and any other systems, components, and penetrations located on the roof.
  • Our Inspector then begins inspecting the exterior of the home and property. The fascia, gutters, wall covering and trims, windows, doors, wall penetrations, decks/porches/patios, walkways, driveway, fencing, vegetation, built-in planters, retaining walls, and for any other defective condition of a system or component that may have an adverse affect on the home.
  • He then moves to the inside of the home, to the basement or crawlspace. While there, the Inspector looks for defects in the foundation, electrical and plumbing systems, heating systems, insulation and ventilation.
  • Next the Inspector will work his way up through the home inspecting, the wall and floor structure, interior finishes, stairs, for the presence of safety devices/components, windows, doors, cabinets, electrical and plumbing systems, ventilation systems and components, and at the attic for structure, insulation and ventilation.
  • The Inspector will then begin the inspection of the garage, in the same way he just completed the home inspection, starting at the roof then working his way from the exterior to the interior, and from the foundation up. He will also inspect for fire safety (attached garage) and automatic garage door safety.
  • Then comes the process of organizing photos, researching information about the home, and compiling the information, photos, and any defects found, into a well-written and detailed report to send to the client.
  • The Inspectors job is not done until the client has a solid understanding of the home and it's systems and components.
