Do you offer same-day inspection reports?
Most inspection reports are sent out within 24 hours of the on-site inspection. We take pride in offering the most well-written inspection reports in the industry, and know that it is important to have as much time as you can to read over your report, before making such an important descision. Our inspector works on your report from the time of the on-site inspection, until it is sent to you. Each property is unique in its own way, and report time depends on the condition and size of the property inspected. Due to the level of detail that goes into a thorough inspection and report, we never promise same-day reports for every property. If an inspection company is promising same-day or on-site reports for every property, they often fail to take the time to thoroughly inspect the property, fail to do proper research as needed, and fail to properly report on the condition of the property. At times, additional research is required when back at the office, to provide you with the best and most thorough report possible. Don't settle for a partial inspection and report lacking the information you need to make one of the most important financial decisions of your life.

How much does a home inspection cost?
The cost of a home inspection can vary, depending on the age of the home, location of the property, the square footage, and if additional outbuildings are to be inspected. We provide the best value for your dollar, considering the inspector has over 25 years of construction experience and an extensive inspection education. We are certainly not the cheapest home inspector in PEI. Cost should not be a deciding factor, for something as important as the purchase of your future home. A home inspector's qualifications and credentials are very important. This is why our inspector stays up-to-date with the most current education available. Can we attend the inspection?
We always encourage our clients to attend the inspection when possible. This gives the client a chance to ask questions and see the inspector's findings first hand. However, with respect for everyone involved, we do reach out to confirm with the sellers and/or realtors as needed, as to if they are in agreement for others to attend.
For some people who are out of province or work long hours, attending may not be practical. Raptor Inspections provides a thorough inspection and a well written, detailed report with labelled photos. We are there to answer any questions you may have. Our job isn't complete until you have a solid understanding of the home or building and its systems and components.

Should I waive a home inspection?
No, absolutley not! Never purchase a home without getting a home inspection prior to purchase. Conditions are found, even on newly built homes, that have never been occupied. Considering the health and safety of your family is also very important. A home inspection can uncover potentially hazardous conditions, such as electrical hazards, unsafe hvac and/or plumbing equipment, structural issues and more. What if the home needed an additional $50,000 - $100,000 or more in repairs? Would you want to find out about it, after your purchase? When you waive the inspection contingency, you agree to own whatever problems come with the property. You should not be rushed into trying to make one of the most important financial decisions of your life.

What are your business hours?
We are here to answer your questions and discuss your inspection report with you 24 hours a day, 7 days a week. Inspections are generally booked during daylight hours, to provide the best visual conditions for the inspection. We try our best to work with everyone involved to come up with the best possible time for the on-site portion of the inspection.

Do you perform inspections on weekends?
Yes, sometimes the weekend is the only time the client can attend. Raptor Inspections works with the client, realtor and seller to find the best day and time for everyone involved.

Can a home fail an inspection?
We are not there to pass or fail a home. The inspection is simply a visual examination of the overall condition of the home, at the time of the inspection. The report is there to identify items in need of repair, replacement or general maintenance.

What does a home inspection cover?
The inspection involves a detailed examination, where visible and readily accessible, of the roof system, electrical system, plumbing system (interior), heating system, cooling system, insulation, ventilation, interior features, exterior features, and structural components (where visible). You will receive a detailed report. The report will be in PDF format and include labeled photos of defects for added clarity.
