Raptor Inspections follows the InterNACHI Home Inspection Standards of Practice, when inspecting a residential property, cottage or cabin. This is to ensure that you will receive a detailed and accurate home inspection. We also abide by a strict Code of Ethics (InterNACHI), which puts your interests first and protects your rights as a consumer.


We work with our clients to determine the exact scope of the inspection, which can include anything from performing a general walk-through examination of the property to a comprehensive inspection including a detailed, easy to read PDF report with labeled supporting photographs.

  • Pre-listing Home Inspection

    A pre-listing home inspection is for the seller. It informs the seller on the current condition of the property. It helps uncover any problems or conditions that may affect the sale of the home. Presenting the prospective buyer with the pre-listing home inspection report can show them that either the defects have been fixed or that you have taken the defects into account when coming up with the asking price.   • Pre-purchase Home Inspection

    A pre-purchase home inspection is for the buyer. The inspector will carefully examine all aspects of the home, and provide a well-written report, describing what problems or conditions were found, and recommendations on how to address them. Having a pre-purchase inspection performed, can also make it easier for a client to get an estimate on the repair costs, and help them in the negotiation process.   • 11th Month Home Warranty Inspection

    An 11 month home warranty inspection is essentially the same as the standard home inspection we offer. It can help you take the necessary steps to address problems or conditions with your home, before the new home warranty expires. A new home warranty is usually for one year only. Problems or conditions usually start to arise after the first year, but by then it is too late. Have our certified home inspector carefully examine your home and find these problems or conditions, before the one year home warranty expires.   • Rural Property (Acreage) Inspection

    A rural property inspection is essentially the same as the standard home inspection we offer. However, in addition to the standard home inspection, a rural property inspection can include (as requested) inspecting other outbuildings such as barns or shops, fencing and gates, trees around the property for safety or fire hazards and more.   • Home Maintenance Inspection

    A home maintenance inspection is usually done for the home owner. It is essentially the same as the standard home inspection we offer. It helps find any defects within the home, and offers recommendations on how to address them. We also include a cost estimate guide to help the homeowner prepare to get the defects addressed. We recommend having a home maintenance inspection performed annually to identify any defects as they arise. Raptor Inspections is certified and ready to handle your next home maintenance inspection.

  • Addendum Inspection

    An Addendum Inspection is essentially a re-inspection of certain items that were required or agreed upon in the purchase agreement, to be repaired prior to closing. You will receive a written addendum report with photos included, to show that the work has been completed as agreed upon.   • Mobile/Manufactured Home Inspection

    Inspecting a mobile/manufactured home (mini home) is different than a standard home inspection in some ways. A mobile/manufactured homes different systems, tend to deteriorate over time. Having a full inspection performed, including the underside of the home, is very important. The main frame and I-beams, vapor barrier and floor insulation, proper supporting and anchoring systems, are just some of the major items to inspect.   • Log Home Inspection

    Inspecting a log home is different than a standard home inspection in some ways. Along with the key areas or components of a standard home inspection, settlement and wood decay are two of the major concerns with log homes. Settlement can cause major issues with different components of the home, such as windows and doors, staircases, partition walls, and plumbing.  Wood decay is also another common issue with log homes. Sometimes the wood decay is not always visible, it can be hidden within the logs themselves. Many different circumstances can promote wood decay, such as deteriorated finishes, wood-destroying insects, and runoff. Raptor Inspections is certified and ready to handle your next log home inspection.

  • Condo/Apartment Inspection

    A condo or apartment inspection is mainly the interior of the unit, as well as any accessible systems within the unit, such as the heating/cooling system, electrical system, plumbing, windows, ductwork and vents. When accessible, the inspector will examine the conditions of the common areas, such as the garage, security gates, main entry, hallways and elevators. Raptor Inspections is certified and ready to handle your next condo or apartment inspection.

  • Multi-unit Housing Inspection

    A multi-unit housing inspection is generally performed for condominium associations, mortgage lenders, property investors, property managers, different real estate transactions, or as part of a maintenance and repair strategy. Apartment buildings, condominiums and duplexes are some examples of multi-unit housing. Raptor Inspections is certified and ready to handle your next multi-unit housing inspection.

  • Aging-In-Place Inspection

    An aging-in-place inspection is designed to help seniors who want to live on their own, in their own home. It is not like a standard home inspection. The inspector will inspect the home and compile a list of possible modifications, to make it safer and more functional for seniors. The recommendations will then be compiled into a detailed, well written report. Raptor Inspections is certified and ready to handle your next aging-in-place inspection.

  • Individual Component Inspection

    If you only require an individual component of the home to be inspected, Raptor Inspections will perform an inspection of that component and provide you with a detailed, written report of the inspector's observations.   • Walk-through Consultation

    If you do not (at this point) want a full home or commercial property inspection, are having trouble deciding between more than one property, or just do not have time to get a full inspection completed, a walk-through consultation may be what you require. A walk-through consultation does not require the inspector to adhere to a Standards of Practice or generate a written report, therefore the cost is considerably lower than our standard inspection. The inspector and client walk through the property and discuss the inspector's observations orally. The client is welcome to ask questions and take their own photos or notes. Raptor Inspections is certified and ready to handle your next walk-through consultation.
